TICA is best known as the Australia’s largest tenancy database operator. The parent company of the TICA Group is TICA Default Tenancy
Control Pty Ltd which owns and operates a tenancy database that collects, uses and discloses information about tenants. The information
includes where they have rented and where they have applied to for properties. This information assists property managers in making
informed decisions before approving a tenancy. TICA Insurances Pty Ltd offers a landlord insurance policy in association with St George Underwriting Agency that is underwritten by Allianz Insurance. TICA Assist Pty Ltd services Mercantile Agents and Debt Collectors. |

| Q | Is TICA Affiliated with Credit Reporting Agencies? | |
| A | TICA has no affiliation with any credit reporting agencies. Credit reporting agency information is not allowed to be used for assessing an individual’s tenancy application. Public record information may be accessed however TICA questions its usefulness. | |
| Q | How does TICA Work? | |

Real Estate Agents, Residential Unit Manager, Caravan Park Operators and others can become members of TICA. Membership allows you to check
all prospective tenants to find out the information you need to process a tenancy application form providing your client with the protection
they deserve. Subject to any state legislation that may exist membership to TICA allows you the opportunity to list you tenants as renting through your agency so that other members can contact you for a reference. Queensland, New South Wales and The Australian Capital Territory have tenancy database legislation that only allows default tenants to be listed. The New South Wales legislation only applies to real estate agents and onsite managers meaning that your clients can list tenants on the database at any time as renting through your office. |

| Q | Is TICA a Tenancy blacklist? | |
| A | No TICA is not a blacklist. TICA does not like being referred to as a blacklist. A blacklist is defined as: | |

| 2. | A list privately exchanged among employers, containing the names of persons to be barred from employment because of untrustworthiness or for holding opinions considered undesirable. | |

A list drawn up by a labor union, containing the names of employers to be boycotted for unfair labor practices. Simply put TICA is a Tenancy History Database. TICA merely reports on information that should be contained in a truthfully completed tenancy application form, being which member the tenant had previously rented through and the members contact details. |

Above all the mere size of TICA compared to other tenant databases sets it apart. Tenancy databases are only as good
as the membership of the company. With tenants being a transient group no one knows where they will apply next. There
is little use of having a small database company servicing the real estate industry. Members of a database company need
to be comforted by the fact that they are dealing with a company that can offer a true national service and a true
national membership. The founders of TICA have experience in the Real Estate industry having owned and operated businesses and having held franchises with some of Australia’s largest real estate networks groups. The managing director began his real estate career as a property manager in the 70’s in the inner city suburbs of Sydney. The management of TICA constantly holds training sessions with their staff in property management matters so that the staff of TICA understand the needs and wants of property managers when contacted by members. When you talk to a TICA operator you can rest a sure you are taking to someone who has knowledge needed to service your needs. This sets TICA apart from other tenancy databases where you are dealing with people who have no knowledge or limited knowledge of the real estate industry. There is little to no point subscribing to a tenant database that only has a small coverage along with a dismal success rate. TICA has the runs on the board and proven its dedication to its membership time and time again. TICA has a passion for the property management industry and constantly monitors its services and systems searching for areas of improvement. |

| Q | Why is TICA membership so affordable, compared to other tenancy database? | |

Since the beginning TICA had the view of having an affordable membership that allowed the smallest member to the largest member
to have access. It has kept its membership cost as low as possible whilst constantly adding value added services. In 2007 TICA commenced supplying tenancy agreement and termination notices to its NSW members via the internet free of charge saving its members tens of thousands of dollars each year. In the same year TICA made its tenancy applications available to all members free of charge again saving its members thousands of dollars each year. TICA is able continue to provide this affordable service due to the large membership coverage it holds throughout Australia. |

| Q | Does TICA charge per enquiry when full membership has been established? | |
| A | No, TICA does not charge per enquiry for full members and has no intention of ever doing so. TICA believes this would be too costly for the Agency and the clients they represent to absorb. TICA believes that putting a cost base per enquiry for full members would lead to members making a judgment of which tenant they would have verified through TICA. By having a non cost basis it allows all full members to check every applicant and make an informed decision before providing the final approval. | |
| Q | Why is TICA mentioned more on the internet than any other tenant database and scrutinized more in the media? | |

The size of the TICA membership along with the enquiries made on its database all leads to one end result being the success
of the service and system. TICA views its success with the fact that tenants have been identified as defaulters and failed
to gain approval for a tenancy. These same people have then lodged complaints with various media groups and government departments for their so called harsh treatment. TICA defends its actions and its members by stating that if a tenant completed a truthful application then they would have no reason to fear TICA. TICA has been the subject of a number of complaints over the years some allegations founded with most unfounded this has indeed frustrated those groups of do-gooders who lodged the complaints and then write about TICA which often lands in cyber space. What ever steps TICA takes it does so in support of it members and the clients its members represent. TICA has always advocated that the scales of justice between the rights of a landlord and the obligations of a tenant are unevenly balanced when matters go before tribunals. TICA believes that there is no difference between stealing a loaf of bread and stealing a landlords rent and for this TICA is the subject of many editorials. |
