Frequently Asked Questions

Is TICA affiliated with Credit Reporting Agencies?
TICA has no affiliation with any credit reporting agencies. Credit reporting agency information is not allowed
to be used for assessing an individual’s tenancy application.

Is TICA Australia’s Largest Tenant Screening Service?
Yes, TICA is Australia's Largest Tenant Screening Service, with over 6,500 active members covering every State and Territory. TICA was the first company to take its system throughout Australia building a National membership.

How many tenancy checks does TICA process on average per month?
TICA processes on average 120,000 checks per month and growing as membership increases, these checks add to our enquiry database giving you more valuable information.

What separates TICA from other Systems?
Above all, the mere size of TICA compared to other databases sets us apart. Tenancy databases are only as good as the membership of the company. With tenants being a transient group no one knows where they will apply next. There is little use having a small database company servicing the Real Estate Industry. Members of a database company need to be comforted by the fact that they are dealing with a company that can offer a true National service and a true National membership.

The founders of TICA have experience in the Real Estate Industry having owned and operated businesses and having held franchises with some of Australia’s largest real estate network groups. The Managing Director began his real estate career as a property manager in the 1970’s in the inner city suburbs of Sydney.

The management of TICA constantly holds training sessions with their staff in property management matters so that the staff of TICA understand the needs and wants of property managers when contacted by members. When you talk to a TICA team member you can rest assure you are talking to someone who has the knowledge needed to service your enquiry.

What further sets TICA apart from other Databases is when dealing with TICA you are dealing with people who have Real Estate Industry knowledge. There is little to no point subscribing to a Database that has limited industry knowledge and a small coverage along with a dismal success rate. TICA has proven its dedication to its membership time and time again.

TICA has a passion for the property management industry and constantly monitors its services and systems searching for areas of improvement.

Why is TICA membership so affordable, compared to other similar companies?
Since the beginning TICA had the view of having an affordable membership that allowed the smallest member to the largest member to have access. It has kept its membership cost as low as possible whilst constantly adding value added services. TICA is able to offer its services at affordable prices due to its large membership numbers.

Does TICA charge per tenant check when gold membership has been established?
No, TICA does not charge per tenant check for gold members and has no intention of ever doing so. TICA believes this would be too costly for the Agency and the clients they represent. TICA believes that gold members should check every applicant and make an informed decision before providing the final approval by searching all TICA databases.

Why is TICA's Tenant Database scrutinised more in the media?
The size of the TICA membership along with the enquiries made on its Databases all leads to one end result being the success of the service and system. TICA views its success with the fact that tenants have been identified as defaulters and failed to gain approval for a tenancy.

These same people have then lodged complaints with various media groups and government departments for their so called harsh treatment. TICA defends its actions and its members by stating that if a tenant completed a truthful application then they would have no reason to fear TICA.

TICA continues to claim that the scales of justice between the rights of a landlord and the obligations of a tenant are unevenly balanced when matters go before tribunals. TICA believes that there is no difference between stealing a loaf of bread and stealing a landlords rent and for this TICA is the subject of many editorials.

TICA Tenant Screening Service has been designed to impact on tenants who believe they have the right to create financial hardship on landlords whose involvement in the rental arena is to offer affordable accommodation.

Over the years the attitudes of some tenants have changed so much that landlords have found themselves financial victims of tenant’s who have left a property owing money and even worse create unbelievable amounts of damage sometimes intentionally.

Tenants do not deserve the right to impose their habits on innocent landlords by claiming that housing is a human right. When an individual rents a property they should regard themselves as privileged as they were chosen over another applicant. They should not go out of their way to impact financial hardship on landlords and become a property manager's nightmare.

With Australians now moving more often for numerous reasons ranging from employment, to family needs, to more affordable properties. There is a definite requirement for TICA’s Tenant Screening Service and its Default Tenancy Control System so that the information contained in a tenancy application can be verified.

From inception almost two decades ago TICA has grown to be not only the largest company of its type offering the most feared Tenant Database for tenants who have failed to adhere to their contractual obligations under their Tenancy Agreement. Our dedication and philosophy to the property management industry has never changed from our humble beginnings.

The impact of being listed on TICA’s Tenancy History Database is so strong that it impacts on tenants moving throughout Australia. With TICA having such a strong impact on tenants it prompted various governments to conduct Senate enquiries. The one common consensus was the confirmed need for companies such as TICA’s National Tenant Database highlighting that we play an important part in Property Managers Risk Management Procedures.

Help reduce the movements of problem tenants by joining over 6,500 of your colleagues and enjoy access to over 7 million records by being with a truly Privacy Compliant company.

Community Groups who access TICA do so to weed out those who are trying to take advantage of the good nature of some community groups. We believe the role of a Community Group is to be there to assist the needy not the greedy. We have seen time and time again tenants make false accusations stating they have been listed on TICA's Tenancy History Database simply to obtain low cost housing, this is a practice TICA does not condone.
